Estate Agents

Nexcusecobuilt offers tailored Energy Performance Certificate (EPC) services and property-related solutions to estate agents across the UK. Our fully accredited, in-house Domestic Energy Assessors (DEAs) are based nationwide, allowing us to match you with a local assessor who brings valuable regional knowledge.

If you’re a landlord or property manager, it’s your legal duty to ensure a valid EPC is available whenever a property is marketed for new tenants. EPCs are valid for 10 years and can be reused as long as no energy improvements have been made since the certificate was issued.

Since 2018, it has been unlawful to let or sell a property with an energy rating below E. Now is the ideal time to consider energy-saving upgrades that will boost your property’s EPC rating. Enhancing energy efficiency not only increases property value but also makes your property more appealing to current and future tenants.

How It Works?

Estate Agents & Landlords

Once we receive your EPC request, we’ll assign a fully qualified and insured Domestic Energy Assessor (DEA) for your area. Our assessors are professional, courteous, and experienced.

The DEA will aim to contact you within 24 hours to arrange a suitable time to visit the property for the assessment.

During the visit, which usually takes around 20 minutes, the DEA will thoroughly inspect the property’s structure and energy features.

They’ll gather all necessary measurements and evidence to produce an accurate and official EPC.

To complete the assessment, the DEA will carry out the following steps:

  • Access all rooms and the loft (if there is one) safely.

  • Measure the loft area and overall property dimensions.

  • Take photographic evidence of key energy features, including boilers, water heaters, radiator valves, lighting, double glazing, shower types, gas and electric meters, and external walls.

  • Draw up floor plans, noting the number of floors and positions of windows and doors.

  • Once all data is gathered, it’s uploaded to the RDSAP system and registered with Landmark. You’ll receive your EPC by post or email, depending on your preference.

Why Choose Us?

Over the years, we’ve found that more than 70% of the properties our DEAs assess for an EPC fall below the required energy rating.

While carrying out the EPC inspection, our experienced DEAs can identify if a property qualifies for improvement measures under the ECO2t scheme. If eligible, they’ll advise the tenant and landlord on the recommended upgrades and, with consent, arrange for the installation of these measures.

In such cases, the cost of the EPC is waived.

This complete approach — providing property health checks and energy-saving solutions with minimal disruption — is why so many clients return to us and recommend our services.

If you’d like to have your portfolio reviewed for EPCs and possible energy efficiency upgrades, get in touch and one of our DEAs will be happy to assist.
